Restriction included in land transfer deed, for the benefit of the grantor who also is owner of 175 Commonwealth, specifying that 177 Commonwealth shall be used only as single-family or multi-family residence “and shall not be used as a rooming, guest or boarding house, or dormitory, or for institutional, business or commercial purposes;” limitation to remain in effect for 100 years or until termination of grantor’s ownership of 175 Commonwealth, which ever comes first.
