Index to Deeds: 28 Commonwealth

The following is an index to property transfer deeds and original building construction contracts recorded at the Suffolk County Deed Registry from the original land purchase until conversion of the building into condominiums.  Mortgages, trust agreements, and other similar recorded documents are not included.  This index is intended as a guide only; actual deeds should be reviewed for details.

The building construction contract specifies that Gridley J. F. Bryant and Arthur Gilman are the architects, and designates Gridley Bryant as superintendent for the work.  It refers to plans and specifications agreed upon by both parties, establishes the price for the work at $13,400, sets a completion date of not later than August 1, 1861, and specifies other terms and conditions.  The agreement includes the following addenda to clarify or modify specifications contained in the original plans.
“Addenda: “The house is to be 22 feet wide from centre to centre of party walls, and of uniform depth and heights throughout with the remaining eight houses composing the Block of nine houses to be erected as aforesaid.  Excavations, piling and foundations of stone are to be fully executed beneath the front yard curb, as well as beneath all other portions of the house, as aforesaid.  A shed of wood is to be built outside of and connected with the rear entrance basement doorway, and also (if the owner elects to have it,) equal to the shed in rear of Mrs. Wm. P. Winchester’s house on Beacon Street.  The whole finished in every particular, at a cost not to exceed two hundred dollars, which is to be an extra charge.  The sidewalks to be pressed brick complete.  The area entrance under front door to be handsomely flagged and fitted so as to be free from water at all times.  The front wall of the house above the stone basement is to be 12 inches thick its whole height to the boarding of the roof.  The said wall is to be hollow, with an air chamber of three inches in width having suitable and ample ties at sides of all window openings and all other required places.  The rear windows of the house are all to be fitted with free stone or granite caps and sills, uniform with those in rear walls of the other houses in the block.  The Furnace is to be fitted with copper smoke pipes, passing up through well room of back stairs to top of same, and there entering a smoke flue in the wall, the cost of the copper pipe to be paid by the owner but not to exceed ninety dollars.  The yard cesspool is to have brick sides and bottom and stone top, and iron trap, all laid in cement and finished of proper size, and to be furst class work.  The front vestibule to be flagged with marble, in diamond pattern, and straight marginal sides, and Italian marble mop boards and base molding.  The thresholds of the  vestibule door to be marble, and that for front door of marble of marble or granite.  All the floors are to be “deadened” between upper and under floors with a coat of mortar.  The first story walls & ceilings are all to be three coat work, and cornices and centres are to be run in the first story to cost $10.00 each for the centres and 50 cents per foot for the cornices and facias.  The chambers in the third story are to be fitted with cornices & facias and centres of neat pattern.  All the water conductors are to be of copper, cold rolled.  The front basement window nettings are to be diamond pattern, and of 5/8 of an inch wide, fitted with heavy marginal frames secured to the stone jambs, caps and sill of each opening.  Cellar portion of the basement story is to be fitted with three coal bins of wood, ash bin with brick walls and stone top, and offal box in yard, neat and strong against fence, to open with two lids outside and inside.  All the windows are to have sashes hung with weights and lines, and not French casement.  The sashes for windows are to be of best white pine, hand made, and the beads of the frames to be cherry wood.  The principal stairs are to finish in white wood for rails and balusters and posts, from top to bottom.  The rooms in the second chamber story are to be finished with moulded base, as well as plinths.  There are to be three wash tubs in the Laundry or wash room.  Such cases as they owner of the house elects to supply, are to be built into recesses in the walls of the apartments for a complete and permanent finish.  Every window in the front and rear walls of the four stories, is to have inside paneled shutters, with finish of boxings, paneled backs and architraves complete.  A heater to be put in the drying room, as shewn [sic] on plans, under the direction of Mr. Herman.”
