Use restriction contained in land transfer deed specifying that for a period of five years “there shall be no sign or advertising placed or displayed on or in connection with said premises in any manner so as to be visible to passers, but the ordinary door plate, containing the name of the occupant without more shall not be held to be within the prohibition, and said premises during the period shall be used for no other purpose than that of a private dwelling house.”

Agreement with by owners of land between the south side of Marlborough and north side of Commonwealth, west of West Chester Park: (1) establishing (a) a 16 foot  wide passageway running west from Massachusetts Avenue between the lots at 424-428 Marlborough and 47-51 Massachusetts Avenue to the north and the lots at 371-377 Commonwealth to the south; (b) a 14 foot wide passageway running south from Marlborough and connecting with the 16 foot passageway; and (c) a five foot wide passageway running west from the intersection of the 16 foot wide passageway and the 14 foot wide passageway, ending at the eastern boundary of 391 Commonwealth; and (2) specifying that owners of properties on either side of 14 foot passageway (i.e., 428 Marlborough and 430 Marlborough) may “project bay windows and other similar projections at height not less than thirteen feet above the ground and not extending beyond to center of the way.”
